After completing the 54-hour real estate course and thoroughly preparing for the exam, it’s time to test your knowledge and get licensed.1
Unlike the real estate course, which you could do online or in a physical classroom, the real estate exam is done in a physical location only. So, once you register for the exam, you’ll need to find an exam center near you where you can do it.
The exam has two sections, the National and the State sections. The national section has 100 questions, while the state section has 32 questions.
Each of the sections is timed such that you must complete the entire exam in four hours.
Real Estate Examination Overview
To pass the exam, you should get 70 correct answers out of 100 in the national section of the exam and 24/32 in the state section. In case you fail the exam, you should retake it as soon as possible.
Thankfully, if you fail one section and pass the other, you can retake the only section that you failed.
Ensure you pass both sections within six months. Otherwise, you may repeat the entire exam.
The exam covers topics such as:
- Real property characteristics, legal descriptions, and property use
- Property value and appraisal
- Forms of ownership, transfer, and recordings of title
- Real estate contracts and agency
- Real estate practice
- Financing and settlement
- Property disclosures and environmental issues
- Real estate math calculations
- Licensing
- The real estate licensing agency’s powers
- Requirements governing the activities of licensees
- Land Description
- Real Estate Recovery and Education Fund
- Landlord/tenant relationship
- Foreclosure and redemption
- Statute of frauds
- Broker’s price opinion (BPOs)
All these topics are covered in the real estate course in Wyoming. If you study the topics thoroughly, you can pass the exam with the first attempt.
The Wyoming Real Estate Commission License Application Process: 5 Essential Steps
The real estate license application process in Wyoming is simpler than it seems. You only need to understand each step and proceed with the application.
Here’s a step-by-step guide:
Step 1: Check All the Boxes for the Minimum Requirements When Applying for a Real Estate License
The Real Estate Commission in Wyoming lists specific requirements in terms of age and educational background that you must meet to qualify for a real estate license. You also must be a US citizen, complete the pre-licensing course, and pass the real estate exam.
Step 2: Send In Your Fingerprints for Background Checking
This step is important because you can only start the pre-licensing course after your background check report is out. The REC will check the report and allow you to continue the pre-licensing course in approved schools.
In case you have a criminal record of a misdemeanor or felony, the REC may contact you for more information on the case. Such a record may not necessarily stop you from getting a license.
However, your application may be rejected if you have a felony or misdemeanor conviction for moral crimes, have an indiscipline case related to real estate activities, or writing bounced checks.
Step 3: Do the Pre-Licensing Real Estate Course
After getting a green light from the Real Estate Commission confirming your criminal record is clean, you can sign up for classes with any state-approved education provider. The 54-hour course is divided into Salesperson I, Salesperson II, and Wyoming Law classes to ensure that you cover all the topics in their entirety.
If your education provider has other courses to help you prepare for the exam, you can do them and guarantee that you pass the exam on the first attempt.
Step 4: Register for the Exam and Pass
Once you complete the pre-licensing course, you can sign up for the exam and go for it. The pre-licensing exam tests all the topics in the course, divided into national and state sections.
The exam has 132 questions, with 100 questions in the national section and 32 in the state section. To pass, you must score 70/100 and 24/32 in the national and state exams, respectively.
The exams are done in a physical location, and you can get your results immediately.
Step 5: Obtain Errors and Omissions Insurance
All licensed real estate agents in Wyoming must have errors and omissions insurance before working on any real estate project. There are many errors and omissions insurance providers across the state, and you can choose to work with any of them.
Once you have your certifications to show that you completed the 54-hour course and passed the exam, you can proceed with the online application process. The REC may require proof of affiliation with a real estate broker.
With that in mind, ensure that you find a broker that needs more real estate agents and affiliate yourself with them.
Once you have all the requirements in place, you can proceed with the application. Fill out the application form and send it to the Wyoming Real Estate Commission.2
The address is:
Wyoming Real Estate Commission
2617 E. Lincolnway, Suite H
Cheyenne, WY 82002
Ensure that you include the following in the application.
- The license application fee: $300
- A recent passport photo
- Copy of your birth certificate and driver’s license to prove your identity and place of residence
- Proof of completing the real estate course
- Proof of passing the pre-licensing exam
- Proof of Errors and Omissions Insurance: Individual Coverage ($100,000/$500,000) or proof of group coverage
The commission will review your application and license you within 5-10 business days. If you are approved for licensing, the REC will contact your sponsoring broker and email them your license.
Financial Requirements for Wyoming Real Estate Commission Membership
Wyoming has a big financial requirement for all real estate license applicants. You can spend up to $1000 in the application process until you get your license.
Some financial obligations you have include:
- License application fee: $300
- Fingerprinting and background checking: $39
- Pre-licensing real estate course: $350 to $700
- Pre-licensing real estate exam: $160
All the money sent to the Real Estate Commission is non-refundable, and you may need to pay again in case your application doesn’t go through. For example, if you get your background check report and you fail to complete your license application before 90 days, you will have to pay again to get a new background check report.
Electing To Become a Member of the National Association of Realtors® (NAR)
In Wyoming, becoming a member of the National Association of REALTORS® is part of the continuing education program that every licensed real estate agent must go through. You can earn the Graduate REALTORS® Institute (GRI) designation that makes you stand out.3
The GRI course helps you gain in-depth knowledge of the fundamentals of real estate and technical subjects to make you a better real estate agent.
In order to receive the GRI designation, which is issued by the Nebraska REALTORS® Association, Wyoming Realtors® will need to apply and pay $150 to become a secondary member of the Nebraska REALTORS® Association.
Then, you must complete 90 hours of coursework, which includes six different courses on the GRI track. The GRI course covers the following.
- Ethics and Professional Practice
- GRI 102: Construction, Appraisal, & Environmental Issues
- GRI 103: Ethics & Legal Issues
- GRI 104: Finance in Real Estate
- GRI 105: Real Estate Investment and Management
- GRI 106: Technology and Taxation
You can complete the 90 hours of coursework at your own speed, but it has to be within five years of registration.
What’s the Expected Timeline for the Real Estate Application Process?
If you follow through the application process smoothly, complete the pre-licensing exam, and pass the exam without re-redoing it, you can get your license in a few weeks. Wyoming has a 90-day timeline after receiving your background check report for you to complete the application process.
If the 90-day period lapses before you complete the application process, you may need to start the process again. To beat this timeline, ensure that you prepare thoroughly for the exam so you can pass on the first attempt.
Once you apply, the board can approve and process your license within 5-10 business days.
How Long Does It Take To Get Your Real Estate Agent License?
Wyoming has a timeline of 90 days, with which you must complete the application process after getting your background check report. After submitting your application, the Real Estate Commission can approve and license you within 5-10 days.
